Introduction
Many UAE businesses reach the VAT threshold without realising it. Taxable supplies accumulate across 12 rolling months, not just a calendar year, and the 30-day registration window starts from the moment the threshold is crossed, not from when you notice it.
Get it wrong, and you are not just dealing with an AED 10,000 penalty. The FTA assesses VAT liability from the date the registration obligation arose, meaning you owe VAT on supplies already made since the threshold was crossed, even though you had not yet registered and had not collected it from your customers.
Unispire Hub handles your complete VAT registration from assessing your threshold position to submitting your FTA application and securing your Tax Registration Number so your business is protected from da, one of VAT compliance.

Do You Need to Register for VAT in UAE?
Whether VAT registration is mandatory or voluntary depends on your taxable turnover. Both categories carry genuine commercial value, but the consequences of missing mandatory registration are severe.

Mandatory VAT Registration
If your taxable supplies and imports exceeded AED 375,000 in the past 12 months or you reasonably expect them to exceed that amount within the next 30 days, registration is mandatory. You must submit your application to the FTA within 30 days of crossing the threshold. This threshold applies to mainland companies, free zone entities, sole establishments, and branches of foreign companies operating in the UAE. It applies equally regardless of your jurisdiction, business structure, or whether your supplies are made domestically or include imports.

Voluntary VAT Registration
If your taxable turnover is between AED 187,500 and AED 375,000, you are not required to register, but you can choose to. Voluntary registration makes commercial sense when your input VAT on business expenses is significant and you want to reclaim it. It also strengthens your credibility with VAT-registe, red clients who require a TRN on your invoices. There is one important caution here. Voluntary registration creates a real, ongoing compliance obligation: quarterly returns, record-keeping, and FTA reporting. Register only when your bookkeeping is in order and you are ready to maintain those standards from the effective date of registration.

Who Should NOT, gister Voluntarily
Businesses with taxable turnover below AED 187,500 are not eligible for voluntary registration. Businesses whose supplies are entirely exempt from VAT, such as certain financial services or residential property rentals, generally cannot register either, since they have no taxable supplies to declare. If you are unsure whether your activity qualifies as taxable, we will confirm this before any application is submitted. The most common mistake we see is businesses registering voluntarily without understanding the compliance obligations it creates. Registration is straightforward. Maintaining it correctly is where businesses run into difficulty.
VAT Registration for Free Zone Companies | What You Need to Know
Free zone companies follow the same VAT registration thresholds as mainland businesses. If your taxable supplies and imports exceed AED 375,000, registration is mandatory regardless of which free zone you operate from.
Where it gets more nuanced is the distinction between Designated Zones and non-designated free zones.
Free zones that are not Designated Zones, such as ADGM, DIFC, IFZA, and most professional and media free zones, are subject to standard UAE VAT rules. All supplies of goods and services from these zones attract 5% VAT in the same way as mainland supplies. There is no special VAT treatment for non-designated free zones, and the standard registration thresholds apply without modification.
Designated Zones, including JAFZA and certain other logistics and industrial zones officially listed by the UAE Cabinet, are treated as outside the UAE for specific goods transactions. Goods moving between Designated Zones may not attract VAT under certain conditions. However, services supplied from a Designated Zone are treated identically to mainland supplies and remain taxable at 5%.
This distinction matters practically. A free zone company supplying only goods to other Designated Zone businesses under qualifying conditions may have a different VAT position than a free zone company supplying services to UAE mainland clients. The latter will almost certainly need to register once the threshold is reached.
Free zone status does not provide a VAT exemption. If your supplies are taxable and you have crossed the threshold, the registration obligation applies, and the AED 10,000 late registration penalty applies equally.
Documents Required for UAE VAT Registration
Preparing your documents before starting the EmaraTax application helps avoid delays and prevents FTA re-submission requests. A single expired document or mismatch between your trade licen, nd the information entered on the portal can add weeks to your processing time.
The following are required for most business entities:
- A valid UAE trade license must not have expired at the time of application
- Passport copies of all authorised signatories and owners or shareholders
- Emirat, ID of UAE-resident owners and signatories
- Articles of Association, Memorandum of Association, or Partnership Agreement
- Proof of authorisation for the signatory: Board Resolution or Power of Attorney, where applicable
- Bank account details, including IBANÂ required for VAT refund and payment processing
- Details of business activities as they appear on the trade license
- Turnover figures or financial evidence supporting your threshold position
- Contact details including registered business address
For newly incorporated businesses applying under the voluntary threshold, the FTA may request additional evidence of intent to make taxable supplies. For branches and forpassed companies, requirements differ and typically include additional entity documentation.
We confirm the full document list for your specific structure and jurisdiction before any application is submitted.

How Unispire Hub Handles Your VAT Registration — 4 Steps
We manage the complete process so you are not navigating the EmaraTax portal, second-guessing your threshold calculations, or risking a rejected application.
Step 1 — Threshold and Eligibility Assessment
We review your revenue, business activities, and supply types to confirm whether mandatory registration applies, whether voluntary registration is commercially appropriate, and what your effective registration date should be. This conversation also identifies any exempt or zero-rated supplies that affect your threshold calculation.
Step 2 — Document Preparation
We gather and verify all required documentation against your specific entity type, license jurisdiction, and ownership structure. Every document is cross-checked against your trade license details before upload. Mismatches between the portal and your license are the most common cause of FTA rejection requests.
Step 3 — FTA Application Submission
We complete your VAT registration application through the EmaraTax portal, accurately reflect your business activities, enter your turnover and financial year details, and submit your authorised signatory information. We manage any FTA clarification requests directly.
Step 4 — TRN Issuance and Post-Registration Briefing
Once your Tax Registration Number is issued typically within 5 to 20 working days of a complete, accurate submission we provide a full briefing on your ongoing obligations: your VAT return schedule, invoicing requirements, record-keeping standards, and what to do if your taxable supplies change.
VAT Registration Cost and What Comes Next
VAT registration through the FTA portal is free of charge. The service cost from Uni, iRe Hub covers your threshold assessment, document preparation, application submission, and post-registration compliance briefing.
Fees vary based on your business structure, the complexity of your supply types, and whether additional support is required, such as voluntary registration assessment, group registration, or late registration with penalty exposure.
We provide a clear fixed quote before any work begins. No hidden charges and no vague arrangements.
Once your TRN is issued, your ongoing VAT obligations begin immediately. You must charge 5% VAT on all taxable supplies, display your TRN on every invoice, file VAT returns on your allocated schedule, typically quarterly and maintain financial records for a minimum of five years. Unispire Hub can manage your ongoing VAT filing as a separate service.

Frequently Asked Questions
VAT Registration UAE
How long does VAT registration take in UAE?
VAT registration in the UAE typically takes between 5 and 20 working days from the date of a complete and accurate application submission on the EmaraTax portal. The FTA may request additional documents or clarifications, which can extend the timeline. Submitting complete, correctly matched documentation from the outset is the most effective way to avoid delays. Applications with expired documents, mismatched trade license details, or missing IBAN information are routinely held for resubmission.
What is the VAT registration threshold in UAE?
Mandatory VAT registration applies when taxable supplies and imports exceed AED 375,000 over a rolling 12-month period. Once this threshold is crossed or is reasonably expected to be crossed within 30 days the business has 30 days to submit a registration application. Voluntary registration is available for businesses with taxable turnover or taxable expenses above AED 187,500. Both thresholds are set under Federal Decree-Law No. 8 of 2017 and have remained unchanged since VAT was introduced on 1 January 2018.
Can a free zone company register for VAT in UAE?
Yes. Free zone companies are subject to the same VAT registration thresholds as mainland businesses. If taxable supplies and imports exceed AED 375,000, registration is mandatory regardless of which free zone the business operates from. Designated Zones have specific rules for goods movements that may affect VAT treatment on certain transactions, but services supplied from any free zone are generally treated as taxable UAE supplies. Free zone status does not exempt a business from VAT registration obligations.
What is the penalty for late VAT registration in UAE?
The FTA imposes an AED 10,000 administrative penalty for failing to register within the required 30-day window under Cabinet Decision No. 49 of 2021, with the penalty framework set to transition under Cabinet Decision No. 129 of 2025, effective 14 April 2026. Unlike corporate tax, there is no standing penalty waiver initiative for VAT late registration. The FTA also assesses VAT liability from the date the registration obligation arose, meaning the business owes VAT on supplies already made without having collected it from customers. Acting promptly once the threshold is crossed is essential.
What documents are needed for VAT registration in UAE?
Documents required for UAE VAT registration typically include a valid trade license, passport and Emirates ID copies for authorised signatories and owners, the Memorandum of Association or Articles of Association, proof of authorisation for the signatory, bank account details including IBAN, and evidence supporting your turnover or threshold position. All documents must be current and must match the details entered on the EmaraTax portal exactly. A mismatch between any document and your trade license details is a common cause of FTA rejection.
What are my obligations once I receive my TRN?
Once your Tax Registration Number is issued, your VAT obligations begin from the effective date of registration. You must charge 5% VAT on all taxable supplies, issue compliant VAT invoices displaying your TRN, file VAT returns on your allocated tax period, typically quarterly and pay any net VAT due to the FTA by the 28th of the month following the end of each return period. Financial records must be maintained for a minimum of five years. Failure to file on time carries a penalty of AED 1,000 for a first offence, rising to AED 2,000 for repeat occurrences.
